Development

At North Hertfordshire Homes we are developing a building programme focused not only on providing affordable homes but to create safer, more sustainable communities.  We want to provide housing that meets people’s needs now, and in the future.

Where do we build?

Land for the new homes we build comes from a range of sources, including:

  • Land already owned by us
  • Land owned by local councils
  • Regeneration schemes for existing estates or areas

We are working in partnership with three local Councils to provide affordable homes across northern Hertfordshire – from Royston on the Cambridgeshire border to St Albans, and from the Luton border to Stevenage.

Design and Standards

The new homes that we build will be of a very high quality.  This will help us to ensure that:

  • They last well, providing many years service for residents
  • They are pleasant places to live
  • They reflect local design and characteristics
  • We maintain high levels of customer satisfaction: and
  • Future maintenance and repair costs are manageable

To help us to do this we will:

Build all our homes to the Housing Corporation’s Scheme Development Standards (details of these standards can be found on the Housing Corporation’s website at www.housingcorp.go.uk).

  • Carry out rigorous quality controlInvolve residents as much as possible in designing new homes
  • Carry out customer satisfaction surveys among residents of new homes

Environmental Policy

One of our key aims is to build properties that have as little impact on the environment as possible.  We work to ensure that all our new homes reach the Housing Corporation’s “excellent” eco-homes rating.  This means that we will:

  • Try to use materials only form sustainable sources during construction; and
  • Ensure that new homes are thermally efficient, reducing energy consumption and costs for residents;
  • Make the most of existing natural resources, such as water and sun-light, to reduce consumption and running costs

Affected by Redevelopment?

We have a dedicated Resident Liaison Officer, Louise Ward, who assists residents with the consultation phase of the redevelopment process and helps with the practicalities and reimbursement of expenses incurred during moving.
