Elm Tree Approved Plans

Development Plan

We have submitted a planning application to demolish the 24 existing properties which have a non-traditional, pre-cast reinforced concrete construction. In their place, we hope to build 34 brand new properties which will better suit the existing needs of our residents and provide some additional housing for local people, who would otherwise have to move out of the village.

The plans above show an artist’s impression of the proposed new layout which incorporates many innovative features. The buildings will be of a brick construction, which will look better and last longer than the existing homes. There will be additional parking, which has long been a problem in Elm Tree Avenue and the layout of the road will feature a ‘home zone’ surface which encourages vehicle drivers to slow down and gives priority to pedestrians. In addition there will be an area set aside to provide a community village garden for the use of residents. We are also working with the Parish Council and will provide a new village hall on its current site, which will benefit the whole community.

Details of the application can be viewed on the Council’s website: www.north-herts.gov.uk

The Site (description of site background, reason for development)

The site currently houses 24 post-war prefab homes.

The road suffers with problems with parking due to lack of space.

The Site (Local amenities, Transport etc)

The site is in a village location and includes existing housing and leisure facilities that will be retained.

Local Authority nominations

Properties will be made available to the existing residents of Elm Tree Ave.

Additional properties will be made available to people from the Village and allocation will be made to people on the common housing register with NHDC.
