The types of general repairs we carry out in the cyclical programme include:

  • Replacement of timber facia, soffit, bargeboards, rainwater pipes with low maintenance plastic and the replacement of gutters with seamless aluminium gutters where required. Pre-paint repairs i.e. timber, render brickwork repairs/re-pointing.
  • Redecoration of previously decorated external elements.
  • Replacement of communal areas of blocks of flats.
  • Repairs to fencing and gates (boundary fences excluding front fences).
  • Repairs to flat roofed canopies, porches store/garage roofs.
  • Repair of access footpaths within the curtilage of the property.
  • Repairs to NHH owned estate footpaths.
  • Garage repairs including the replacement of asbestos cement sheet roofing with felt, replacing gutters and replacing doors where required.

Door Replacement

Part of our original pledge was to fit 10,000 new secure, front and back doors within five years. So far we have fitted over 8000 and are well on our way to fulfilling our promise.

Our doors are ‘Secure by Design’ certified and in most cases we offer a choice of design and colour from our set range. The only exception to this is if your home has Listed Building status or is subject to Letchworth Heritage Foundation Covenants.    

     
Door Entry Fobs:

Problems with Door Entry access fobs are dealt with by Planned Maintenance Team on 01462 633395. Replacement fobs are available but there may be a charge for them, please contact the Planned Maintenance Team for further information.

Internal Decoration Scheme For Elderly Or Disabled Tenants

We offer a scheme to decorate one room every four years or provide a decoration voucher to purchase materials for elderly or disabled tenants. If you are over 70 years old or receive a disability living allowance or attendance allowance you are eligible to join the scheme.

Kitchen and Bathroom Refurbishment

We have a Kitchen and Bathroom refurbishment programme to ensure that all our properties meet the Governments Decent Home Standard. We estimate that this will be completed 2010.

Kitchens


Our kitchen layouts are designed to meet modern Health and Safety standards and tenants are offered a choice of five ranges to select from, including tiles and paint. 

Kitchens are available in five colour choices; Green Alder, Grey Speckle, Maple, Sycamore Blue and White Ash.

Appliances should not be affected by the work and will be removed and replaced as the work demands. Some old appliances may not work with the new electrical installation as the safety level is now much higher. Please note that in these circumstances our Contractors would not be responsible for replacing old appliances.

Bathrooms

We offer a white bathroom suite with a choice of four colour pallets (for tiles, paint and flooring) to choose from on our bathroom refurbishments and requests for low level baths can also be considered.

Bathrooms come in four colour choices; Aqua, Autumn, Naturals & Spring.

The work normally takes around 21 days, and every effort is made to complete the work as quickly and with as little disruption to your home life as possible. In some cases it may take longer if we discover that structural work is required. We start by stripping out the old kitchen or bathroom, and then chase the electrics & plumbing before re-plastering and fitting the new suite. We will then take care of any tiling and decorating before completing the job by laying a new floor.

Rewiring

We are planning to undertake a large rewiring programme starting in 2007/08 and finishing in 2012/2013. This will involve us setting up electrical inspections for all our homes and the installation of smoke detectors. We will then be able to determine which properties will need totally rewiring.

Lift Maintenance

NHH have lifts in Ivel Court, Middlefield Court and Bittern Way (LGC). We also have lifts installed in most of our Supported Housing properties.

These are maintained by the appropriate manufacturer and regularly serviced. Should you have a query with your lift please contact the Mechanical and Electrical Team on 01462 633272 or in an emergency out of hours please call our emergency Helpline on 01462 459368.

Smoke Alarms

We are currently working on a programme to install hard wired smoke alarms in all our homes which we hope to complete over a five year period. It is our aim that in every property owned by NHH there shall be at least one smoke alarm and one fire blanket.

Properties which have already had smoke alarms fitted will have these tested during the annual gas maintenance & service check. We have included these together to help save time and reduce the inconvenience to tenants.

Fire Alarms

Fire alarms are installed in all our Supported Housing properties, and in a number of large blocks of flats that we own. The maintenance and servicing of these fire alarms is carried out on behalf of NHH by Britannia Fire and Security.

Should an alarm go off, please follow the pre-planned exercise for each individual building. Instructions for these should be found next to the fire alarm panel.
