What is a Tenancy Agreement?
A Tenancy Agreement is a legal document explaining the contract between North Hertfordshire Homes and yourself, and contains the terms and conditions of tenancy. It also explains your rights and responsibilities.
Your rights
- Your rights include security of tenure, which means you can live in the property for the rest of your life, providing you abide by the conditions of tenancy.
- You have the right to have certain repairs to the structure and exterior of the property, as well as to internal plumbing, electrical wiring, other fixtures and fittings.
- You have the right to pass your tenancy to a qualifying person on your death. There is only a right to one succession.
- You have the right to end your tenancy at any time.
- You have the right to be provided with information about your secure tenancy.
Your obligations
- It is your obligation to pay your rent as per the terms of your conditions of tenancy.
- You must provide access to NHH, or its contractors, for the completion of any necessary repairs or serving work.
- You must use the property in a tenant like manner.
- You are responsible for the internal decorative condition of the property and for the upkeep of your garden.
- You must not cause or allow any damage to your property.
- You are responsible for your behaviour and that of other occupants and visitors, as well as any pets.
- You are responsible to help maintain a pleasant neighbourhood.
- You are not allowed to give your home to someone else and you must notify NHH if you intend to be away from the property for a lengthy period of time.
- If you wish to end your tenancy, you are required to give four weeks’ notice in writing. The property must be left in a clean and tidy condition.
